Splitting a Victorian Chase Side house into two homes — twin rewires, twin meters, one big year
A 4-bed Victorian house on Chase Side with a big extension, ready for the next chapter. The owner wanted a loft conversion for three children's bedrooms, the front half of the ground and first floor split off as a self-contained rental, and the rest kept for the family — each with its own meter, its own consumer unit, its own electrical world.
Original Victorian layout with a later side and rear extension already in place. Existing wiring was a patchwork — original lighting circuits in old rubber-insulated cable still feeding parts of the upstairs, mixed in with newer additions made over the years. Single consumer unit, single meter, one supply feeding the whole house.
The plan needed two of everything. Two separate dwellings — one to live in, one to let — meant two separate electrical installations from the meter onwards, properly metered and certified independently so each could stand on its own for landlord compliance, future sale, or tenancy.

Full rewire across both dwellings, staged over the course of the year as the building work progressed. Will the new wiring support future high-load equipment, a heat pump, smart home, and home office circuits?
Yes — and it should. The point of rewiring now is not to be back in five years. What we include as standard on Southgate rewires:

Yes for most of it. Specifically:
- Power stays on overnight, every night — we leave you with a working consumer unit and at least one ring, lighting circuit, and fridge feed live every evening before we go.
- Phased outages during the day — when we're working on a circuit, that circuit is off. The rest stay live. You can usually still use kettle, microwave, fridge, and Wi-Fi from rooms we're not in.
- One full isolation window — when we swap the existing consumer unit for the new one (typically day 5-7). This takes 2-4 hours. We schedule it mid-morning, give 24 hours' notice, and warn you to defrost anything important.
If you're working from home, plan your critical calls or deadlines around the isolation day — we can flex which day if something is non-negotiable.
Should I rewire my house before selling? Does it actually add value?
Honest answer: only if the wiring is genuinely failing or unsafe — not as a value-add alone.
What works:
- Failing EICR + a buyer survey ahead — yes, rewire (or do remedial work) before listing. Buyers walk away from C1/C2 code lists, or they negotiate harder than the cost of fixing it.
- Pre-1970s wiring with no modern consumer unit — at minimum upgrade the consumer unit (£800-£1,200) so the EICR comes back satisfactory. That alone removes the survey objection.
- Working installation that's just "old" — usually no. The buyer benefits more from doing it themselves (sockets where they want, smart-home ready) than paying you to do it generically.
