Rudi Electrics installed a full CCTV system at my 3-bedroom house in Palmers Green today and I couldn’t be happier with the service. He fitted two Reolink Duo 3 cameras with the 180° wide view and one bullet camera, all connected to an NVR system.

What really impressed me was that he managed to fit me into his already tight schedule and came out on a Sunday to do the installation. We had a break-in a couple of days ago, so I needed the security cameras urgently and he really helped by making it happen so quickly.

I found Rudi through Check A Trade and within a few minutes of requesting a quote from electrical contractors who covered the Chingford area, I had contact from him. We needed a new fuse box consumer unit and after his request for a photo of the existing fuse box, he promptly gave a very realistic quote for the work. A week later he arrived for the job at the agreed time and went about the installation in an efficient manner. He then gave detailed information of how to use it and how to perform periodic checks to ensure that the circuits work correctly. I found him to be professional yet friendly in his approach, very knowledgeable and he provided helpful information. We arranged this work in advance of delivery of a double integrated oven and we chose the recycle option from the retailer. He had warned me that online appliance retailers do not disconnect ovens and when I phoned to clarify this point, his advice was indeed correct. He very kindly came on a Saturday afternoon, the day before the oven delivery, disconnected the old oven and removed it from its housing unit ready for its removal and recycling. He returned at a convenient time to install the new oven and fixed new ceiling light fittings on the same visit.

I would thoroughly recommend Rudi for his skilled work, knowledge of electrics, friendly approach, and flexibility in working around a customer’s needs.

How long does an EICR take, and what happens during the inspection?

For a typical 3-bed Walthamstow property, allow 3-4 hours. Smaller flats are 2-2.5 hours; HMOs and 4+ bed properties take 4-5+ hours.

What happens during the visit:

  • We'll need access to every room with electrics
  • Each circuit is dead-tested (power off briefly per circuit, 5-15 minutes each)

Do I legally need an EICR? (Landlord, homeowner, buyer, or seller)

The legal requirement only bites on rented property. Quick segment guide:

  • Landlord (private rented): Legally required every 5 years, AND at every change of tenancy, AND before any new tenancy starts. Enforced by your local authority (Waltham Forest Council is active on this in Walthamstow, especially in E17 HMOs).
  • Owner-occupier (you live there): Not legally required. Recommended every 10 years or after any major electrical change.

My EICR came back "unsatisfactory" — what do C1, C2, C3, and FI codes mean?

  • C1 — Danger present: Real, immediate danger (exposed live conductors, missing earth on a gas-bonded pipe). We isolate the circuit on the spot. Rare in modern wiring, more common in pre-1960s installations.
  • C2 — Potentially dangerous: Could become dangerous (missing RCD on a bathroom circuit, accessible bare cable in a loft, undersized earth). Must be fixed within 28 days for landlords. Most common reason an EICR fails in Walthamstow.
  • C3 — Improvement recommended: Doesn't meet current regs but isn't dangerous (e.g., plastic consumer unit where modern is metal). C3 alone does NOT fail an EICR.
  • FI — Further investigation: Inspector spotted something they couldn't fully test on the day. Needs a follow-up visit, not a fail.

A report with only C3 and no other codes is satisfactory. Many "failed" EICRs are just one C2 — usually a missing RCD that's a £180-£300 fix, not a rewire.

What's the 28-day rule? What does a landlord do after a failed EICR?

The clock starts the day you receive the unsatisfactory report.

In order:

  1. Within 28 days — complete all C1, C2, and FI remedial work (or sooner if the report specifies — sometimes 7 or 14 days for genuine hazards)
  2. Within 28 days of the work completing — get written confirmation from a qualified electrician that the remedial work is done (we issue this as part of the remedial visit)
  3. Within 28 days of the work completing — provide that confirmation + the original EICR + the remedial certificate to your tenant
  4. On request — provide the same documents to your local authority

What happens if you don't comply: civil penalties up to £30,000, possible HMO licence consequences, and the council can arrange the work themselves and recover costs from you. Waltham Forest Council does enforce — Walthamstow landlords (particularly E17 HMO operators) have been hit. Don't ignore the report.

My EICR failed — does that mean I need a full rewire?

Almost never. In our experience across Walthamstow properties, around 90% of failed EICRs are fixed with targeted remedial work, not a rewire. The most common fixes:

  • No RCD protection on circuits → consumer unit upgrade (£800-£1,200, often fixes the whole report)

  • The report flags multiple C1/C2 codes across the majority of circuits

Should I get an EICR after a kitchen extension, DIY electrical work, or any wiring changes?

Yes — and it's smarter than skipping it.

Common scenarios where an EICR catches things:

  • After an extension or kitchen renovation: The new circuits get an EIC (Electrical Installation Certificate), but that only covers what was newly installed. An EICR confirms the rest of the house wasn't disturbed or compromised by the building work.
  • After DIY electrical work: Anything beyond a like-for-like switch swap is technically Part P notifiable. If you (or a previous owner) added sockets, wired in a hob, or rewired a room without certification, an EICR finds what's safe and what isn't.
  • Before letting (if you've previously been an owner-occupier): Required before the first tenancy — and you want to know what's there before tenants move in.
  • Before insurance claims: Some insurers want a current EICR before paying out on electrical-fire claims.
